In the month of January Riverside County once again won the dubious award of being the hardest hit foreclosure market in Southern California, recording a whopping 8,554 new foreclosures.

The Notice of Defaults and Notice of Trustee Sales in Los Angeles and San Diego counties rose a dramatic 250% in the month of January.

In the wake of these numbers and all of the talk about recession, the federal government has once again lowered interest rates; officially making investing in the foreclosure market the best deal in many years.

Take advantage of this opportunity while it exists because this too shall pass.

The lending requirements to get these loans are more stringent and in my opinion the amount of foreclosures and the amount of properties that are having problems getting financing are part of the problem.

The banks are very cautious of the properties on the Westside and in California in general.

A few weeks ago Fannie Mae added a blanket 5% to be taken off the top of all the loans for appraisal purposes. So it will be interesting to see where this all ends up. The good news is that for people with cash there are plenty of investments available.
